Neighborhood Guide: Aston Powhatan

Marvel at the beauty of Powhatan County’s countryside from Aston subdivision. This neighborhood is easily accessible via the new Route 288, as well as from Interstate 64. Aston is situated right off of Huguenot Trail and benefits from the long history of Powhatan County. In fact, the land surrounding this community was settled in the 1750s. The entrance to the subdivision is slightly untraditional in that the road was planned around a tree, not vice versa. A huge, centuries-old live oak tree sat right where the road needed to be; rather than taking the necessary measures to remove this historical element, the builder worked with it. Aston subdivision was platted for development in 2006, and much of the shape of this neighborhood was determined by the land itself, rather than the builder’s needs. The roads throughout the subdivision are winding to accommodate the historical hardwood trees that call this land home. Further, many of the trees throughout the community are protected by the state, due to their age. The 50 lots within Aston undulate with the natural topography of the land. The builder felt it was important to embrace the unique geography of Powhatan County, and as such, placed each home as carefully as possible. Natural ponds and wide meadows only further the natural country appeal in Aston.

While the land is vast throughout this subdivision, the number of homes is not. Main Street Builders created a neighborhood in which families have plenty of room to spread out, and this means there are fewer residences than other subdivisions in the region. To expand Aston, a second phase is in the works. With lots ranging from 2 to 35 acres in size, homeowners have the opportunity to get as little or as much privacy and space as they desire. Additionally, many of the tracts include small creeks and other unique elements that can only be found in a rural neighborhood. The vast open areas in Aston leave plenty of room for stunning vistas of the surrounding meadows and countryside.

Just as the lots give incoming residents plenty of options, the homes do too. There are a total of 12 different single-family home floor plans to choose from within Aston, including both one- and two-story options. The mixture includes craftsman, traditional and new American construction styles, which attract buyers of all types. On the inside of the houses, square footage is at a maximum; on average, the residences boast between 2,200 and 5,500 square feet of usable floor space. Walk-up attic spaces, gourmet kitchens, first-floor master bedrooms and finished basements are just some of the options buyers have to choose from. Expansive front and back porches give residents the opportunity to fully enjoy the impressive scenery.

Those looking to take up residence in Aston are not looking for high-end amenities; instead, they prefer a quiet, serene life in a tight-knit community. There is a fully stocked communal fishing pond in Aston, which is a great feature friends and families of all ages. Right near the main pond is an open common area with picnic tables and plenty of space for the subdivision’s events. Community yard sales, Arts in the Park and numerous opportunities to come together, including picnics and ice cream socials, allow neighbors to really get to know one another and to enjoy each other’s company. There is an active social committee within the neighborhood that residents are free to join, as well.

Of course, being in Powhatan County, the options for recreation and activity are limitless just outside of Aston. There are numerous parks in the region, including nearby Fighting Creek Park, which includes playgrounds, ball diamonds, a disk golf course, numerous picnic areas and miles and miles of walking and hiking trails to choose from. Public swimming pools throughout Powhatan and in Midlothian give Aston residents the opportunity to beat the heat, and there is also the beautiful James River within close proximity for boating, fishing, swimming and general water fun.

Socializing is no hard feat, thanks to the number of organizations available throughout the county. The 4-H club, Boy and Girl Scout programs and even women’s and senior’s clubs give residents plenty to choose from. There are sports organizations to join, such as baseball, soccer and tennis leagues for all ages. The local library is always in need of volunteers, and there are performance arts groups, as well.

All of the shopping, dining and entertainment options residents of Aston desire are set a mere 10 to 15 minutes away, thanks to the close proximity to local highways and interstates. There are several shopping centers to choose from, including Stony Point Fashion Park, which provides high-end boutique shopping opportunities. By taking Interstates 64 and 95, Aston residents have quick access to the cultural opportunities in Richmond, yet get to avoid much of the traffic leading into the city. After all of the fun to be had just minutes outside of the subdivision, country escapes await back in the Aston subdivision.

Aston residents are served by the Powhatan County school system, which includes Pocahontas Elementary School, Pocahontas Middle School, Powhatan and Powhatan High School. There are also private school options, such as Blessed Sacrament Huguenot Catholic School, within easy driving distance of the subdivision. The UVA campus is set just over an hour away, straight up Interstate 64, in Charlottesville, and there are several other well-known collegiate options in Richmond.

The location of Aston truly gives residents the best of it all: serene country life and close proximity to all of the excitement they desire. With affordable prices, large lot sizes and a noted dedication to green practices, Aston truly stands in a class of its own.
